For owners
Sell with me
An honest read on your price, marketing that's won awards, and the option to sell quietly off market.
No pressure, no obligation — and I reply within a day.

“A fair few of mine sell quietly, off market — and quicker than the owner expected.”
- A price backed by real local sales
- On-market or off-market — whichever suits
- Photography, styling & a marketing plan that's won awards
- Honest updates, every step
We start with a straight read on what your place is really worth right now, and the small things worth doing before it goes live.
Then I run it properly: strong marketing, the right buyers, and honest updates the whole way through — auction or private sale, your call.
For — Owners ready to sell, and owners just curious what it's worth.
Before you list
What actually moves your sale price out here.
The City of Casey isn't one market — Hampton Park sells nothing like Berwick, and a Cranbourne townhouse plays by its own rules. Strip away the noise and four things genuinely move your number. Here's the honest version.
General guidance for owners across Melbourne's south-east — your home gets its own read in person.

- How it shows in the first photoMost buyers in Hampton Park or Cranbourne meet your home on their phone, scrolling at the kitchen table. The hero shot does the heavy lifting — so we sort the light, the styling and the small fixes before the camera ever turns up, not after the enquiries go flat.
- The week you choose to launchTiming is quieter than people think but it matters. I read what else is listing on your street, school terms, and how many genuine buyers are circling that month — then we pick a launch that lands your home in front of a full room, not an empty one.
- The buyers we actually put in front of itPrice is set by the two or three people who fall hardest for your home — so the real job is finding them. Out here that often means buyers already on my phone: families moving up from a first home, investors who know the corridor, people who asked me to call the moment something like yours came up.
- Marketing that's worth the spendGood marketing earns its cost back in the final price; a cheap campaign quietly costs you more. I'll show you exactly where the budget goes — photography, the portals, the social reach my following gives you — and where I'd save you money because it won't move the needle on your home.
“A fair few of my sales happen quietly, off market — but if the open market gets you a better result, I'll tell you straight.”

Two ways to sell
On market or off market — which suits your home?
There's no single right answer — it depends on your home, your timing and how private you want the whole thing to be. A fair few of my sales happen quietly, off market, but if the open market would get you a better result I'll tell you straight.
The full, public campaign.
On market
- Your home goes up on the portals with a proper photography and marketing push.
- Competition is open — every buyer in the south-east can see it and bid.
- Best when the strongest price comes from a busy open and a real auction or deadline.
- You're choosing reach and a clear, public result over privacy.
Tends to suit — Homes with broad appeal, owners who want maximum exposure and a firm date.
Offered quietly to the right buyers.
Off market
- Your home is shown privately to qualified buyers — it never hits the public portals.
- It can be faster, more private, and surprisingly competitive when the buyer pool is right.
- No street-front board or open-home parade if you'd rather keep it discreet.
- You're trading some reach for privacy, speed and a calmer process.
Tends to suit — Owners who value privacy or speed, tenanted homes, and one-of-a-kind properties.
Not sure which is yours? That's exactly what the free appraisal is for — I'll look at your place, talk through both, and recommend the one that suits your home. No pressure, no obligation, and I reply within a day.

How it works
How a sale runs with me.
No mystery and no jargon — here's exactly what happens from the first chat to the SOLD sticker.
A proper look and an honest price
I walk through your home, compare it against what's genuinely selling on your street, and give you a real figure in writing — with the reasoning behind it.
A plan built around your place
On-market or off, auction or private sale, and the styling and marketing that suits your home — never a template.
We go to market
Award-winning photography and campaign, the right buyers contacted directly, and honest updates the whole way through.
Sold, and settled properly
I negotiate hard for your price, then stay across the contracts and settlement so nothing slips through the cracks.
One case study · Off market
The best homes often never reach the portals.
A lot of my sales happen before a sign ever goes up — quietly, off market, matched straight to the right buyer. No portal listing, no parade of open homes. This was one of them.

In their words
Don't just take my word for it.
A few of the reviews clients have left — most of them verified on RateMyAgent, word for word.
“We have dealt with Fatima on multiple occasions and every time it's been a success. Especially this time, when the whole sale lasted less than 24 hours — with an exceptional price. I have no doubts recommending her to anyone wanting to buy or sell.”
“A legend who would take every responsibility to the extra mile. Over the past few months we've been through the ups and downs of buying — Fatima is one of the most reliable and trustworthy agents we've dealt with. She treated the whole process as one of her own.”
“Fatima is a kind, responsible, understanding and polite lady. In a very short period — within just 7 days — she managed to sell my house, beyond my expectations, and I'm very happy with the price. Whenever I contacted her she was always available and responsive.”
Good to know
Selling, answered straight
The questions people actually ask — answered the way I'd answer them on the phone.
How do you decide what to price my home at?
I price off what's genuinely sold near you in the last few months — not the hopeful asking prices still sitting on the portals — then weigh up your home's condition, position and the buyers actually looking right now. You get a current figure in writing with the reasoning, so it's never a number I've just plucked to win the listing.
What if your price is lower than I was hoping?
Then I'll tell you, and I'll show you the comparable sales behind it rather than quote you a high number to keep you happy. In my experience an honest price that's set right tends to draw more genuine competition than an ambitious one that sits and goes stale — but the decision on where we launch is always yours.
Who pays for the styling, photos and marketing?
Marketing and styling are the seller's cost and we agree the budget upfront, in writing, before a cent is spent. I'll walk you through exactly where it goes and where I'd save you money because it won't move your result — no surprise invoices, ever.
How long does it take to sell out here?
It varies with your home, your price and the week we launch, so I won't promise you a timeframe. A well-presented, well-priced home in the City of Casey often finds its buyer inside the first few weeks of a campaign, and off market can be quicker again — I'll give you an honest read on yours in person.
When's the best time of year to sell in Casey?
Spring and early autumn tend to bring out the most buyers, but the right week matters more than the season — I read what else is listing on your street, school terms and who's actively looking that month. A quieter time with fewer homes competing can suit you just as well, so don't talk yourself out of selling because of the calendar.
Do I need to renovate before I sell?
Rarely — most homes out here do best with a clean, a declutter and a few small fixes rather than a big spend you may never get back. I'll walk through with you and point out only what genuinely earns its money in the photos and at the open, then leave the call to you.
