A free property appraisal isn't a guess and it isn't a portal estimate. Four things decide the figure — here's each one, in plain English, so you know exactly how I get to your number.

Recent comparable sales
The single biggest input is what homes like yours have actually sold for nearby — not what's listed, not what a neighbour reckons, but settled sales on comparable streets in the last few months. In a corridor like Hampton Park and Cranbourne, where a street can have ten near-identical floor plans, those comparables are most of your answer.
Condition & presentation
Two homes with the same footprint don't fetch the same price. Kitchens and bathrooms, the state of the carpets and paint, the yard, the light — and how it all presents on the day buyers walk through. I'll tell you the small jobs worth doing before we list and, just as honestly, the ones that won't pay you back.
Current buyer demand
A valuation is a snapshot of a moving market. How many buyers are active for your type of home this month, what they're competing over, where interest rates and the season have them — it all shifts the figure. That's why a number from a year ago, or from a portal estimate, can be a long way off today.
The honest written number
I put it in writing — a real figure with the comparable sales and the reasoning behind it, so you can check my working, not just take my word. Not a range so wide it means nothing, and not a number designed to win your listing. The figure I'd back if it were my own home.

Quote a high number to win the listing and you spend the first month talking the owner back down to what the home was always worth — by then the campaign's paid for, the place looks tired on the portals, and the early buyers, usually the best ones, have moved on. I'd rather start you at the honest number: a home priced to what the comparable sales support draws competing buyers, holds its momentum, and very often clears at or above the figure.

What's the difference between an appraisal and a bank valuation?
My appraisal is an agent's honest read on what your home would likely sell for in today's market, based on real comparable sales. A bank valuation is a separate, more conservative figure a lender orders for finance — they answer different questions, so don't be surprised if the two numbers don't match.
Is the appraisal really free, with no obligation?
Yes — there's no cost and nothing to sign. You can be ready to sell next month or just plain curious, and you'll get the same straight answer either way.
Do I get my appraisal in writing?
You do. I put a real figure in writing along with the comparable sales and the reasoning, so you can check my working rather than just take my word for it — keep it for your records, no strings attached.
How accurate is an appraisal, really?
It's a well-reasoned estimate, not a guarantee — the market only ever pays what it pays on the day. In my experience, a figure built on genuine recent sales nearby lands close to the result far more often than a flattering number picked to win the listing.
Do you need to visit my home in person?
Ideally yes — condition, light and presentation move the figure, and I can't read those properly off a portal photo. If a visit isn't easy right now, I can give you a rough range remotely and tighten it once I've seen the place.
Will I be hassled to sell after the appraisal?
No — that's not how I work. You'll get your figure and then it's genuinely up to you; I'd rather you call me back when you're ready than chase you with a campaign you didn't ask for.
